The property consists of a state-of-the art logistics building which is under construction for the Optimera group – the market leader in the building materials industry. The building will function as Optimera’s main warehouse in Norway upon completion in 2021. The property is located in Vestby Næringspark Øst near Toveien 28, which is also owned by PEF. The property has good access to E6 and is only a ~35 minute drive from Oslo city centre. Furthermore, the park has a strategic location close to the central transport corridors both in the region and along the import/export corridor towards Sweden and Europe. From having large available land resources and significant vacancy in the park, the area has in a short time attracted players such as IKEA, DHL, Prime Cargo, Joh. Johansson Kaffebryggeri, Lehman, Elektroimportøren, Synnøve Finden and Vinmonopolet among others. Additionally, DSV has recently decided to co-locate from its existing buildings to a new terminal and logistics building in Vestby, which is currently under construction.
The property measures ~58,000 sqm and will house a building of a total of 23,000 sqm. The building will have 7,400 sqm of storage with a ceiling height of approx. 20 meters to accommodate automation solutions, 14,700 sqm of manual high storage and an office area of approx. 900 sqm. The property has a significant development potential that is facilitated in the original construction of the building.
The entire property is leased to Optimera AS on a 13-year lease from completion. Optimera is Norway’s largest player in sales and distribution of building materials, lumber and interiors with 200 outlets, 2,200 employees and over NOK 8bn in turnover. The firm comprises of Optimera Proff, Optimera Handel, Optimera Logistikk, Optimera Byggsystemer, Hansmark and the chains Flisekompaniet and Monter. Optimera is a part of the international group Saint-Gobain, which has more than 180,000 employees in 68 countries and is Europe’s largest distributor of building materials.
